Today's snapshot of the West Chester Ohio single family home market includes 217 homes for sale (with a median list price of $224,900) and 79 homes that are currently pending (with a median sales price of $179,900).
As we've seen in other local markets, there is a surge of buyers out there actively pursuing their dream home, so don't be surprised if you end up putting in an offer on a home and finding out that your are in multiple bids with others!
With the type of milder winter weather we are currently having (55 degrees today..oh my!), I can tell you that expectations are that this buzz of activity will only be increasing! As you'll see in a minute, this area would be a great place to invest in because the "elasticity" of this market's pricing is not a big spread at all!

The median days on market expectation for these homes before they sell is now at 130 days, so sellers take note. We also should point out that there are currently 46 Sycamore Township homes pending right now with an average median sale price of $159,350 and a median days on market of 59.
The true litmus test for predicting marketing analytics is found in Anderson homes that have sold in the last 6 months. These are the homes that the appraisers are looking for as new comparatives to rank new appraisals in the market. So if we take a look at the solds for the area, we find that 116 Sycamore Township homes were sold within the last 6 months with an median list price of $171,750 and a median sale price of $166,750. That means the spread between asking and final sales price was just about 3%...something to note if you are buying or selling Sycamore Township homes these days!
If you are a seller, your best plan is to price your home right to attract the buyers and compete with the competition, but expect that there may be a spread of up to 3% to settle the deal. That can mean up to to $6,000 less on an asking price of $200,000. If you are buying in this area, then consider your offer carefully and stay within the elasticity of the market to make sure you do not fall out of the deal.
